Terms and conditions

Please read the to the following Villa Vista  terms and conditions: 

  • When booking, it is necessary to pay an advance of 30% of the total price of the stay.
  • Payment can be made by bank transfer to the bank account of Villa Vista d.o.o. no later than 24 hours from the delivery of the pro forma invoice to your email address.
  •  If you prefer to use your  credit card, the price of the stay increases by 3%.
  • The balance payment in the amount of  70% total price is paid no later than 30 days before arrival.
  • If the reservation is made less than 30 days from the date of arrival, the full amount of the stay at the time of booking is at the time of booking.
  • The price includes: VAT, tourist tax and all other taxes, and all the facilities of the villa that are listed in its description.
  • Damage insurance: a refundable deposit of € 500 is required on arrival, or an insurance policy of  1000€.
  • Pets (maximum two) are welcome with an additional cleaning fee of € 17 per pet per day.
  • Check-in at the facility is possible after 15:00, on the day of arrival.
  • Check-out from the facility must be done by 10:00, on the day of departure.
  • The property reserves the right to charge additional costs for late check-outs.

  • Villa Vista reserves the right to refuse, cancel or change a reservation if there has been an abuse of the reservation system or it was made by an obvious mistake of the user.

Cancellation policy

In case of cancellation 31 days or more from the date of arrival, 30% of the total price of the stay will be charged.

In case of cancellation 30 days or less from arrival, 100% of the total price of the stay will be charged.

Like most beautiful dream

It is hard to describe the beauty of this place! Villa is amazing, minimalism at the best, comfortable and with so many beautiful details and care of the owner! The view is like heaven! Sound of silence is one of the great experiences. This is my favourite place in Istria! Looking forward to visiting again!

Best modern villa in Istria with breath-taking view

Villa is perfect for stress relief. View is breath-taking (270 degrees). Extraordinary pool-unique design. Beds are extremely big and comfortable. Fireplace cosy. Panoramic view from all rooms. Even when cooking one could enjoy the view of beautiful Istrian nature. I strongly recommend visiting this special place.

The villa's location is utterly stunning, in all weathers

The villa's location is utterly stunning, in all weathers. it's a beautifully designed, relaxing house. We had a wonderful few hours hunting truffles with Christian, a few nice meals in Motovun and an afternoon by the sea in Porec. Tip would be go to the supermarket in Pazin on the way to save you a trek back for food. I'd also put a bit more manageable info in the villa itself eg favourite restaurant tips, excursions with more details than one sentence. Overall though this is an exceptional property, highly recommended.

Sehr schöne Villa in einem Top Zustand. Die Bilder entsprechen dem Original Zustand.. Eine sehr nette Vermieterin mit großer Hilfsbereitschaft. Bei Problemen wird sofort gehandelt. Ganz Ganz Toll. Macht weiter so.

We spent perfect weekend in the Villa, enjoying excellent fire place ( could be seen from all sides ), sleeping on the extremely comfortable bed ( huge), looking from my bed the rest of Istria, swimming in the pool with view of 270 degrees. I have enjoyed each and every moment in and arround the Villa. One of the best places , I have ever seen.

Perfect weekend

Frankly, I have never seen such a wonderful view. Location and house perfectly fit together. We were cooking, walking around and tasting excellent local food and enjoyed every moment we spent in villa.

This villa has it all

We just spent a wonderful and relaxing week at Villa Vista. This villa has it all. The most amazing views, big open floor plan inside, perfect seating outside, huge pool and lots of grass for the kids to run around. Elisa the manager is so lovely and helpful. She brought us fresh homemade bread, eggs and fish from the market so we didn’t have to leave. This villa is really an escape! You will need to drive 20 min to a nearby restaurant and supermarket but we didn’t mind. Can’t wait to go back next summer!

The most fantastic villa we have booked in Europe, with incredible views and a beautiful curved infinity pool. The food and wine in Istria is fantastic and we will definitely be back.
